Letting your property can be a very anxious decision to make if it’s your first time or even if you have let your property before. Therefore we want to make your experience of Letting your Property stress free, smooth and effortless therefore taking your property completely “off your hands”.
We are a Full Management company and therefore we provide just that – FULL MANAGEMENT to an exceptionally high standard.

But how does it work you may ask and therefore listed below is our guidelines as to how we can manage your property for you:
Visiting your property and market appraisal
Firstly we would visit you at your property for an informal chat and market appraisal which
Obviously you are under no obligation. This will give you an opportunity to ask any questions you may have or to ask our advice on any decoration/repairs/maintenance and Insurance before letting your property.
We will leave with you, should you wish, our Management Agreement for your perusal and of course you are very welcome to visit our offices (it is always advisable to make an appointment) to meet our friendly members of staff and to see our office at work. However if you have any further questions before signing the Agreement you can of course contact us by phone, e mail or of course we would be happy to call again to your property.
If you are happy to appoint Property Services as your Managing Agents we would need to receive the signed Agreement as soon as possible to enable us to begin our Management of the property.
Lets Get Started
Once we have received your signed Agreement and a set of keys we can then take photos and start advertising your property. We advertise in the Evening Herald, on Findaproperty.com and of course here on our website. We commence with viewings as soon as you are happy for us to do so and any appointments made will of course be accompanied by a member of Property Services.
Once we have found prospective tenants we will start the full referencing procedure (please visit our Tenants section where you will be able to see our referencing procedure).
We will then call to the property to carry out a full inspection of the property, we can provide an example of an inventory we prepare upon request which we can assure you is “very” detailed. This can be used when the tenants vacate the property to ensure it is back to the same condition (allowing for fair wear and tear).
We will visit the property for our first house inspection after 3 months and thereafter every 6 months and any inspection which doesn’t meet our high standards we would closely monitor and attend to until we were happy to resume back to the usual 6 monthly inspections.
Please be advised that we do not deal with shared houses or letting single rooms.
Legal Issues
Within our management we work closely with Curtis Solicitors who assist us to stay up to date with any changes in the legal system. Any notices that we may have to hand serve are issued by ourselves to ensure the process starts as quickly as possible so that we are in control and then these can be enforced by Curtis Solicitors as and if necessary.
This ensures that any legal process is dealt with as quickly and efficiently as possible with Property Services dealing with these first hand.
Indemnity Scheme
You may have noticed “we do not require a deposit” from our tenants but please be assured we have an indemnity scheme in place which covers you for the cost of up to a months rent for a nominal fee per new tenancy. This means that whilst we do not hold a deposit any justifiable claim is dealt with in exactly the same way as if we were holding a deposit.

Fees
So what does this all cost? We charge 15% (inclusive of VAT) of the rent collected with NO EXTRA FEES for our Management duties. Remember only when we receive rent will you start paying any money. The only extra costs on top of our Management duties you will need are;
- Energy Performance Certificate for a one off fee which lasts for ten years
- Gas Safety Check at the property (completed once yearly)
- Providing there are portable appliances, a PAT test (completed once yearly).
Remember the only other charge you have is for the indemnity per new tenancy. What could be better than knowing exactly what monies you are paying without any hidden extra setting up, tenancy or advertising fees. The above charges are competitively priced please contact us direct for details.

Maintenance & Repairs
Our sister run company Property Services SW Ltd runs alongside Property Services and therefore deals with any maintenance, repairs, electrics, plumbing and new builds too. Because we work alongside it makes any maintenance and repairs a smooth and every efficient process. We simply ask you for a minimum spend and any repairs above this cost would be reported to you before any works are carried out.
