What is the minimum period the contract will run for?
Our Agreement is for a minimum of 12 months
How much notice will I have to give you if I want possession of my property?
We require 3 months notice which enables us to give the tenants 2 months notice from their rent due date
How much notice do the tenants have to give to vacate my property?
The tenants are required to give one months notice from their rent due date
How and when will I receive the rent from you?
We will account to you direct or your chosen Building Society/Bank 21 days from receiving full payment of the monthly rent from the tenant
What happens if my tenants rent payments stop?
We take all possible action immediately with reminder letters, visits to the property and then notice before proceedings if necessary. We do not delay any action when the rent has been delayed.
How often will house inspections be carried out?
We carry out our first house inspection at the property after 3 months and thereafter every 6 months. If we are unhappy in any way we will monitor the property closely until we are happy to revert back to 6 monthly inspections
Should we let furnished or unfurnished?
In our opinion we would recommend to let unfurnished as the current market prefers unfurnished
What happens with maintenance and repairs?
We will ask you in our Agreement for a minimum spend limit (usually £75.00) and as we have our sister run company Property Services Ltd we are able to attend immediately and efficiently to any repairs or maintenance needed. If however the works needed are above the agreed spend limit we will contact you direct before commencing with any works.
We also provide a 24 hour on call number for tenants in case of an emergency out of normal office hours.
How long will my property by empty in between tenancies?
As soon as we receive notice from a tenant we begin advertising the property for new prospective tenants. We will commence viewings up to a month before the current tenant vacates and therefore we hope, in the majority of tenancy changes, there is very little time in between tenancies (we would expect the property to be empty for a very short time which will just enable us to complete our final check out formalities).
What extra fees will I have to pay for on top of the 12.8% plus VAT commission from the monthly rent for Management duties?
The extra fees outside of our normal Management duties are normally as follows:
- Energy Performance Certificate for a one off fee which lasts for ten years
- A Gas Safety Check at the property (completed once yearly)
- Providing there are portable appliances, a PAT test (completed once yearly).
- The only other charge you have is for the indemnity per new tenancy
- Any extraordnary work outside our normal management duties

Will an inventory be prepared for my property?
Yes, we prepare a very detailed and thorough inventory, we can provide an example of one of our inventories upon request and to date we have been advised we carry out one of the most detailed inventories.
