If so, yes you did read that right and no there is no catch, we simply do not ask for a deposit.
WE DO ACCEPT HOUSING BENEFIT but you will need to provide a Guarantor. Our requirements for a Guarantor are that they need to be working Full Time or be a Homeowner.
We look after Properties in Plymouth and surrounding areas of Devon and Cornwall within a 45 minute driving distance from our office.

We will work with you throughout your tenancy application to ensure it is a quick, effective and stress free period. Please find below a guide to what happens throughout the application process.
STEP ONE:
Once you are interested in viewing a property we can arrange an appointment for you and one of our staff will meet you at the property. If you decide the property is suitable for you, we will provide you with an application form which you can take away to complete.
You will need to pay an administration fee of £130.00 (single person) £185.00 (couple). This fee is inclusive of VAT and is non refundable. If you are claiming Housing Benefit you will therefore require a Guarantor and so there will be a form within your application form for your Guarantor to complete and sign.
STEP TWO
When we receive your completed application form we will then apply for your references on your behalf. You just simply need to provide the name and contact details for the following references on the application form:
- Character Reference (someone who knows you very well, outside of the family)
- Bank Status Enquiry
- Previous or Present Landlord
- Employer (if applicable)
If you require a Guarantor the form will ask for details for the references listed below along with proof of home ownership if they do own a home or if they are working we will need to be advised of their salary.- Bank Status Enquiry

Please be assured all information is confidential within our office. We will then keep a close eye on your referencing, Please do not hesitate to contact us during this period as we appreciate this can be an anxious time.
STEP THREE
Once we have received all the references and they are satisfactory to our requirements we will contact you to decide on a date for you to move into the property. We can only hold the property for up to a month from the date of receiving the application form.
On your moving in date you will need to attend our offices with your first months rent IN CASH. You will talked through and asked to sign the tenancy paperwork, you will receive a copy of all paper work to take with you.
If you have a Guarantor they will need to attend to sign their Guarantee form (although if this is inconvenient arrangements can be made with prior notice for the paperwork to be sent to them).
STEP FOUR
Within the paperwork you will receive a Tenancy Agreement which is an Assured Shorthold Tenancy, receipt of payment for first months rent, standing order mandate, Section 48 notice, Tenants Handbook and any relevant leaflets. You will also receive a detailed copy of the inventory of your property.
You are asked to sign it the day you move in, but we give you 10 days to take it away and make any amendments to it and to then return it to us within the 10 days. If you are claiming housing benefit an authority form for us to speak directly with Housing Benefit will need to be signed.
We hope you will settle into your home without any problems but of course if there any problems please do not hesitate to contact us where we will be only too happy to help.
If there is ever a problem at the property and it needs attention you can contact us in the office during normal office hours. Monday – Friday 9.00am – 5.00pm. If however there is a “real” emergency at the property there is an out of hours number you can contact which is in your tenants handbook.
Your first House Inspection will be after 3 months and thereafter every 6 months, you will always be given at least 10 days notice prior to an inspection.
We try our utmost to work with both our Clients and Tenants to keep things running smoothly and with our sister run company Property Services SW Ltd, any repairs or maintenance can be attended to promptly and efficiently.
