What sort of Tenancy will I be signing?
It will be an Assured Shorthold Tenancy – Minimum of 6 months
How much notice do I give when I want to vacate the property after my initial 6 months?
1 months notice from your rent due date
How soon can I move into the property?
When we have received all of your references – usually 7-10 days provided the property is already vacant
What references will I need?
Previous/current landlord, Bank status enquiry, character reference (someone who knows you well who isn’t in the family), Employers reference.
Do we accept Housing Benefit?
Yes we do but you would need a Guarantor who needs to be working Full time or a Homeowner. We will also need an Employers reference and Bank status enquiry for your Guarantor along with proof of Homeowner ship if they are not working.
Can I have pets at the property?
Every property is different depending on the Owners instructions and the whether the property would be suitable for a pet therefore if you are wanting to keep a pet at the property you must ask before commencing with an application.
Can I re-decorate the property when I move in?
We have a “permission to decorate” form which would need to be completed and accepted before any decoration takes place.
What happens is there is a problem, e.g. a serious leak at the property and your office is closed?
There is an out of hours number which is provided for our tenants for any REAL emergency’s at the property, general repairs/maintenance will need to wait until normal office hours.
